العوامل المؤثرة علي تکلفة المشروعات خلال مراحل التصميم المعماري

The issue of increasing the cost of construction projects is of great importance in the field of architecture where construction projects are considered as engineering projects with long-term investment value and are governed by the theories and methods that control the economics of any project. Architecture deals with the human side, which does not measure the success of projects only with the Financial return . in return for the cost of the project. As well as the satisfaction of the needs and requirements of the client, which called for work on this paper, where the search for a design approach in the field of architectural design achieves the quality of design and cost control .
Costing plays an important role throughout the design process. Marketing studies are conducted to see the available cost limits that directly affect the marketing process and then the selling price. It is a key determinant of the selection of project elements and an effective influence in the design process .Where it sets the separation solutions to meet the value based on their relationship with the requirements and needs through the range of economic capacity .
The study deals with the study of the relationship between the stages of architectural design and the cost component in order to reach a proposed approach, which highlights some factors affecting the cost of the project. Projects during these phases.
The research has led to the formulation of a proposed methodology for the architectural design process, which is governed by a set of Factors that establish the proposed approach, formulate a set of considerations and criteria that achieve this methodology, and then produce some conclusions and recommendations for reaching them in order to improve the cost performance of the project.
تحتل قضية زيادة تکلفة بعض المشاريع الإنشائية أهمية کبيرة في مجال العمارة حيث تعتبر ذات قيمة إستثمارية بعيدة المدي وتتعامل العمارة مع الجانب الإنساني الذي لا يقيس نجاح المشروعات فقط بالعائد المادي في مقابل تکلفة المشروع ولکن کذلک بمدي إشباع إحتياجات ومتطلبات العميل وهو ما إستدعي العمل علي هذه الورقة البحثية حيث البحث عن منهج عملي في مجال التصميم المعماري يحقق جودة التصميم مع التحکم في التکلفة ، وتلعب التکاليف جزءا هاما في کافة مراحل العملية التصميمية ويتم عمل دراسات تسويقية لرؤية حدود التکلفة المتاحة التي تؤثر بصورة مباشرة في عملية التسويق ومن ثم سعر البيع وتعتبر محدد أساسي لإختيار عناصر المشروع ومؤثر فعال في العملية التصميمية .                         
ويتناول البحث بالدراسة والتحليل مشکلة زيادة التکلفة المشاريع بشکل خاص خلال مراحل عملية التصميم المعماري وهو بمثابة العنصر الرئيسي المؤثر علي ما يتبعه من تصميمات ويتم من خلاله دراسة العلاقة بين مراحل التصميم المعماري وعنصر التکلفة بهدف الوصول إلي منهحية مقترحة حيث يلقي الضوء علي بعض العوامل المؤثرة علي تکلفة المشروعات خلال هذه المراحل . وقد توصل البحث للعوامل المؤثرة علي التکلفة خلال مراحل  التصميم المعماري تحکمها مجموعة من الرکائز وصياغة مجموعة من الإعتبارات والمعايير ثم الخروج ببعض النتائج و التوصيات للوصول إليها والإستعانة بها في تحسين معدلات أداء المشروع من حيث التکلفة .
